Unless the tenancy agreement says otherwise, your stay is for 51 weeks.
To book a room, create an online account and select ‘book now’. You can choose the property, your room and the required tenancy length, then pay your deposit and accept the room offer within a few minutes. If you have any special requests or requirements please use the ‘create application’ route instead.
Your rent can be paid in a number of ways:
- Online via by logging into your student account
- At the property reception desk
- By telephone to the property team
- By bank transfer (please ensure you use your name and student ID as the payment reference).
Your rent covers your accommodation and use of communal facilities, unlimited Wi-Fi on 2 devices, all utility bills and contents insurance of up to £5,000.
UrbaLife requires a security deposit of £300.00. A guarantor based in the UK is required for students wishing to pay monthly – overseas students without a UK-based guarantor will either have to pay the rent in advance or take advantage of our Rent Guarantee Service (see below).
Our exclusive Rent Guarantee Service enables students who are unable to provide a UK based guarantor the ability to pay in monthly instalments rather than having to pay rent in advance. Essentially we arrange for a company called Housing Hand to act as a UK based guarantor on your behalf and you are able to pay in monthly instalments to avoid having to pay large sums of advanced rent. The fee for this service is less than £1 per day and can be added to your monthly rent so you hardly notice it.

Your deposit will be placed into the Deposit Protection Scheme (www.depositprotection.com), and you will be provided with the necessary confirmation. The scheme is a multi-award winning government approved and longest established provide of tenancy deposit protection for landlords in England and Wales. It helps to protect tenant’s deposits and provides a swift resolution in the event of any disputes.
Your deposit will be returned to you after your tenancy agreement has ended and your room has been inspected. The amount returned to you will depend on any outstanding charges and any damage found in your room or the communal areas of your apartment. Please see your tenancy agreement for more information. The deposit can take up to 30 working days to be credited at the end of your tenancy period.
All deposits are secured with a deposit protection scheme, such as the Deposit Protection Service. You will be contacted by the deposit protection scheme and asked to authorise the refund and submit your bank details to them. For this you will require your deposit repayment ID, which will have been sent to you via email at the time of registering your deposit.
Please be aware, the deposit refund process is managed by the deposit protection scheme and is not able to be influenced by UrbaLife. Should you have any queries regarding your deposit repayment ID, you should contact the deposit protection scheme directly: Deposit Protection Service or Letting Protection Service.
Yes of course. We do require 24hrs notice to view specific flats otherwise we will endeavour to show you a studio as similar as possible to the one you want to reserve.
Our studios are mainly designed for single occupancy but we do have some larger units available where sharing with your partner could be facilitated upon request. An additional £35.00 per week charge will be added to your rent to cover additional usage of utilities, internet and additional wear & tear.
Yes the Television Licensing Board requires you to purchase a TV licence.
No, URBA LIFE has a no-smoking policy throughout its building
No animals, household pets, birds, fish or reptiles are allowed.

Yes there is a communal laundrette on every property available for use for a small charge.
URBA LIFE is responsible for cleaning the communal areas. It is your responsibility to keep your studio clean.
No, we ask you to bring your own.
We ask you to bring anything which is not a permanent fixture in your studio. Therefore we will provide a fridge/freezer, cookers, heaters, microwaves etc. You can bring your own television and kettle or slow cooker provided it is PAT tested.
We provide a letter box for each studio where your mail will be delivered. We also provide a secure parcel box where packages can be delivered to.
Your university should provide you with a council tax exemption form as students do not pay council tax. Part time students are responsible for council tax.
UrbaLife will respond swiftly if something breaks down and is responsible for the general up keep of the building but it is each and everyone’s responsibility to look after the building and its fixtures and fittings.
Yes communal secure bicycle storage is provided. However, we ask you to bring your own bicycle locks for added security.
Yes by arrangement. We have a few on-site parking spots at Queens Gate, which you can rent for a small additional monthly charge.
A Tenancy Agreement is a contract between you, as the tenant, and UrbaLife, as the landlord, specifying all of the important factors about your studio. This will include many details such as the address of your studio, the value of your rent, the date your tenancy starts and so on before setting a number of regulations regarding your tenancy (such as “No pets are allowed”).
