FREQUENTLY ASKED QUESTIONS
Unless the tenancy agreement says otherwise, your stay is for 51 weeks.
To reserve your studio please get in touch with a member of our team who will first ask for you to confirm some of your details. Once these details are confirmed we will send them across to our administration team who will ask you to pay a one-off Reservation Fee of £300.00 to secure the studio – this will become your Security Deposit on the first day of your tenancy. Your first month’s rent will then be payable no later than one month before you move in.
Payments can be made by making a bank transfer directly to our administration team online or by credit or debit card securely over the phone (there is a 3% additional charge for credit cards, no charge for debit cards). Payments for monthly rent can be made monthly by standing order if you have a UK guarantor, alternatively you can pay in one go at the outset.
Your rent covers your accommodation and use of communal facilities, unlimited Wi-Fi on 2 devices and all utility bills.
UrbaLife requires a security deposit of £300.00 which is taken from the Reservation Fee paid when you book your studio. A guarantor based in the UK is required for students wishing to pay monthly – overseas students without a UK-based guarantor will either have to pay the rent in advance or take advantage of our Rent Guarantee Service (see below).
Our exclusive Rent Guarantee Service enables students who are unable to provide a UK based guarantor the ability to pay in monthly instalments rather than having to pay rent in advance. Essentially we arrange for a company called Housing Hand to act as a UK based guarantor on your behalf and you are able to pay in monthly instalments to avoid having to pay large sums of advanced rent. The fee for this service is less than £1 per day and can be added to your monthly rent so you hardly notice it.

Your deposit will be placed into the tenancy deposit scheme (www.tds.gb.com),and you will be provided with the necessary confirmation. The scheme is a multi-award winning government approved and longest established provide of tenancy deposit protection for landlords in England and Wales. It helps to protect tenant’s deposits and provides a swift resolution in the event of any disputes.
When you leave your studio, a check-out will be carried out and you will be notified within 14 days of your leaving date if there are any deductions to be applied from your deposit. Once you have provided UrbaLife with your bank details we will ask our administration team to release the funds to you shortly afterwards.
